A building of traditional forms with a contemporary design language featuring prominent glazed gables.

Located in the desirable seaside town of Rustington, The Cavendish Collection is a bespoke development of ten generously proportioned two-bedroom apartments designed for residents over the age of 55.

At ground floor, apartments have private outdoor terraces that open onto larger shared gardens, while the upper-floor homes are distinctive duplexes with mezzanine living spaces and access to private roof garden.

In response to the established context of Rustington we proposed a building of traditional forms with a contemporary design language, with prominent glazed gables facing the street separated by a full height glazed entrance hall.

The scale of the building is broken down by arranging accommodation within a series of linked pavilions which define an internal atrium. These pavilions present a familiar scale and silhouette to neighbouring residential buildings achieving a positive contribution to the local character.

Articulation is achieved through the use of recessed and projecting balconies to create shadow and depth to the facades.

 First floor duplexes feature dramatic double height lounges with mezzanine balconies overlooking the living space below.

Materials used for the façade follow the traditional context. The external forms of the building are defined by red brick, with large panels of knapped flint are edged in red brick, giving a modern interpretation of the smaller flint walls found in the area. Recessed terraces and set-backs are finished in timber cladding to give emphasis to these being cut out of the main building form. The gables are fully glazed.

The apartments provide attractive and dynamic spaces. Internally, all apartments offer flexible living spaces designed around the evolving needs of later life. Sliding partitions enable residents to adapt the second bedroom for family and guests or expand the main living area as required.  First floor duplexes feature dramatic double height lounges with mezzanine balconies overlooking the living space below. These upper-level rooms benefit from expansive glazing, creating a bright, airy environment with a strong connection to the outdoors with the privacy afforded by being on the upper floors. Mezzanine bedrooms open onto private, sheltered roof terraces, offering a rich variety of indoor and outdoor living spaces.

Rustington for Renaissance represents a considered approach to later living: architecture that is both contemporary and contextual, combining design quality with comfort, flexibility, and a strong sense of place.
