


An exciting contemporary home that maximises the potential of great views across a yacht haven.
Brief
Previously occupied by a derelict house over-looking the towns boatyards, our brief was to create an unusual, light-filled contemporary dwelling that would serve as a bolt-hole for our yacht-owning clients, when visiting. A design that capitalised on the views and a connection with the nautical activity and flavour of the setting was a core requirement – with a maritime influence flowing through the design itself.

Project Challenges
This unusual site is characterised by an extended street frontage but narrow depth, with a high vertical retaining wall to the rear. The houses to the rear, whose gardens extend down to the top of the wall are set some 1.5 storeys higher, allowing them to benefit from elevated views across the river basin. Given the brief to create the residential accommodation at first and second floor level, this presented the challenge of minimising interruption of the neighbours views. Whilst it was understood there is no right to a view, our clients wanted to be respectful of this concern. The design was therefore developed to minimise the height of the second floor element.
From a technical aspect, the detailing and reinforcement of the retaining wall was a significant challenge, together with the retention of the curved old brick wall along the frontage.
Old Walls offers light and inspiring, contemporary accommodation at first and second floor level, with versatile and airy open-plan living/dining spaces that open onto two sheltered garden terraces. At ground level, there is generous garaging and boat storage for yachties plus workshop space, all with direct access off Mill Lane.
